The Proposal

Grace of Georgia Developments LLC is in the planning stages for 4363 Sardis Road (“the Site”), a proposed lifestyle community of vacation-style homes for year-round living. This development will feature 132 homes surrounded bygreenspace amenities, including pocket parks, walking trails, and waterfront common areas.

Demographics

In a 2023 study performed by Bankrate, Gainesville was named the hottest housing market in the country, with a home price appreciation of over 20%. Gainesville and the surrounding Hall County area is popular among growing families as well as retirees who are seeking a great quality of life. Of over 200 metro areas analyzed in the study, Gainesville and the broader Hall County area ranked 17th for job growth and 22ndfor population growth. These market dynamics, along with Gainesville’s location relative to Atlanta and Lake Lanier, have created increased demand in an already-competitive Hall County housing market.

Nestled near the shores of Lake Lanier and at the foothills of the Appalachians, the planned community of homes will make residents feel as though they’re on vacation every day. The Site is being designed to thoughtfully complement nature, and to blend seamlessly with the surrounding area of existing homes. 

Located in fast-growing Hall County, 45 minutes north of Atlanta, residents of the community will enjoy easy access to Lake Lanier, the Blue Ridge Mountains, and the City of Gainesville with its abundance of retail, dining, medical, entertainment, and employment opportunities.

The 132 homesites will have access to a half-acre pond, walking trails that meander throughout the community, and over 9 acres of green space, which will give the community the instant look of a well-established neighborhood. Neighbors will get to know one another, as they stroll along the sidewalks, gather for picnics at the pond, welcome Trick-or-Treaters, and admire each other’s Christmas lights that will adorn their neighborhood.
