DLBP is excited to announce submittal of its very first rezoning request in the United States!

Recently, Director of Planning, Caroline Burnette, and Planner, Devynn Glanz, submitted a rezoning application on behalf of our client for Spring Lake Village, an active adult community planned in Cobb County, GA. This is an exciting step in delivering 110 high-quality homes for citizens aged 55 and older who wish to live near family, friends, and loved ones in the Atlanta metro area. It also marks DLBP’s first rezoning application submission in the United States since the Atlanta office’s Spring 2023 opening!

DLBP delivered an application document that combined demographic research, site analysis, and community feedback to justify the client’s request for rezoning. The included Planning Statement described in detail how the proposal supports aging-in-place strategies in the metro region and benefits the local community. The team also prepared an extensive comparison highlighting how the proposal aligns with the county’s comprehensive plan and goals for development. Upon submission, rezoning staff praised the DLBP team for the level of thoroughness and thoughtfulness put forth within the application. DLBP looks forward to progressing this application over the next several months, coordinating carefully with the client, county staff, community members, other stakeholders ahead of Planning Commission and Board of Commissioners hearings in September.

This is a key example of the value-added service DLBP provides to clients who are seeking a zoning amendment through local jurisdictions. By leading the coordination of land planners, traffic engineers, and other consultants, and supplying professional land planning experience, DLBP brings data-driven expertise to greatly increase the chances of our client’s successful outcome. DLBP has a 97% approval rate in the U.K., and we look to carry forth that success here in the Atlanta Metro and beyond.
